Closing Process

When we've found a buyer for your house, the last thing you need to do is worry about whether or not there is a problem closing. That's where we can help. We take care of all the details. Here are some of the items we do to prepare for for that all important closing meeting.

When a contract comes in on home we:

  1. Negotiate contract w/ agent, seller, and buyer.
  2. Once offer agreed on, make sure contract receipted w/title company, option check to seller, pre-qualification letter for buyer in file.
  3. Make sure seller's disclosure signed.
  4. Revise status of home in MLS.
  5. Copies of documents to RE/MAX.
  6. Weekly follow-up on mortgage progress.
  7. Make sure all dates are followed.
  8. Get copy of inspection report and negotiate repairs if necessary.
  9. Get copy of termite inspection.
  10. Make sure title company has all information it needs regarding mortgage, receipts, etc.
  11. Schedule closing.
  12. Weekly follow-up w/seller on progress of closing.
  13. Make sure walk through completed.
  14. Review HUD-1 from title company.
  15. Closing.
  16. Donation to Children's Miracle Network in sellers name.
